Penny Wesley LLC builds two research briefs. A Buyer Brief can be purchased by anyone and delivered to the individual buyer or to the buyer’s agent. A Seller Brief is received only by the seller’s (listing) agent as a buyer-facing handout at launch.

Full diligence for one address or MLS#: deed-intel flags, sourced history, risk receipts, comps with caveats, listing-agent questions, and sources. Typical 4–8 pages. Anyone can purchase—delivered to the individual buyer or to the buyer’s agent (same product).

Seller Brief

A short, sourced handout that explains what’s included and why the place matters, so buyers trust the listing before they dig into title. Plain-language clarity after splits and relists, honest strengths, and light diligence notes. Typical 2–4 pages. Full risk deep-dive stays with the Buyer Brief. Received only by the seller’s (listing) agent.
